Redkom Park Bielsko , located on Warszawska Street in Bielsko-Biała, is a modern retail park project that was created on the basis of a former Tesco hypermarket. Due to the dimensions and configuration of the building, its design requires a specialist approach, including a thorough assessment of the construction feasibility and analysis of accessibility and visibility factors. This initiative includes modern and sustainable construction practices, transforming the former Tesco and other empty retail spaces into a new, accessible retail and service environment.

The main goal is to create an inclusive space for all residents, as well as reduce the resulting environmental impact. The key objective of the project is to promote sustainability and cost-effectiveness. Existing infrastructure and materials are maximized in the project to reduce the environmental impact and waste generation during the renovation, as well as to mitigate the increasing renovation costs over time, especially in light of the pandemic. Furthermore, the project is in line with contemporary global challenges, including climate, economic and technological changes, as well as related legal and social changes.

The old Tesco building has been completely modernized, preserving the existing structure and adapting to the needs of a modern retail park. The main idea was to open the building to the outside through wide facades that encourage entry and shopping. The existing premises have been rebuilt and adapted to the needs of different tenants, such as shops, restaurants, service points and entertainment zones. Modern retail areas with high ceilings and modern equipment are planned.

BUILDING STRUCTURE DIAGRAMS (3).png

The main building together with the extended part creates the shape of the letter "C". It is mainly a single-story, large structure made of steel and reinforced concrete. In the northwestern part, the building is made of brick and has three levels: one underground and two above ground, housing fire protection systems.

On the courtyard side, new 4-meter glass shop windows were installed, topped with a canopy at a height of 5.30 meters and a projection of 2.90 meters. An advertising strip was created between the canopy and the shop windows.
When changing the shape of the building, the aim was to make maximum use of the existing structure. This approach allowed for almost 100% use of the existing structure in the "C" outline. Additional elements included substructures of the glass façade and local reinforcements necessary for the changed static system and additional load from the entrance canopies.
The main roof beams and columns from the demolition were reused for the construction of the extended phase in the south wing. In addition, the mineral wool from the roof was reused for thermal insulation in the second phase and as acoustic insulation in the plasterboard walls. This reduced construction waste, minimized material losses and lowered production costs.

The retail park also includes numerous outdoor public spaces conducive to recreation.

The food court in the mall not only offers a variety of dining options, but also provides an attractive place for families to relax and have fun. The food court is located in the north wing of the mall, providing easy access for customers and guests. It is a place that combines a selection of different restaurants and cafes in a friendly and relaxing atmosphere.

A rope park in a retail park, as an innovation, can attract customers by providing a unique experience combining physical activity with shopping and recreation.
